Investment policy and achievements
- In the corporate investment that we implement as part of our Principal Investment Business, we pursue medium- to long-term investment in businesses offering potential for synergies with RISA Partners
- The hospitality industry, which includes hotels and ryokan, is one of RISA Partners’ strategic businesses, and in particular we have conducted a large number of investment projects involving hotels and ryokan pursuing revitalization and reorganization including Kanaya Hotel (Tochigi Prefecture), Hotel Arrowle (Ishikawa Prefecture), The Saihokukan Hotel (Nagano Prefecture), and Tamaikan (Shimane Prefecture)
- We are focusing on Okinawa as an investment area in the medium to long term, and aim to increase operational synergies with a focus on the area around Kokusai-dori as well as resort areas around Okinawa Prefecture, while developing existing investment projects aicafe54 (a café for fans of golfer Ai Miyazato) and Hotel JAL City Naha (a resort and business hotel)

Investment policy and achievements
- We purchase loan assets from financial institutions at a discount price and pursue collection from these loans
- Rather than placing limitations on investment amounts or debtors’ sector of industry, we follow a short- to medium-term investment model based on the implementation of a wide range of investments to diversify risk
- By containing within the group all related services from due diligence to servicing, we are able to carry out the full line of investment operations in order to achieve efficient investment management
- We maintain alliances with a large range of banks spanning all of Japan, and through this powerful network of financial institutions, we have secured a route for the steady purchasing of loan assets
- ➢ We have implemented approximately ¥120 billion in loan asset investments, and are one of Japan’s leading players in the non-performing loan management sector
- ➢ After purchasing loan assets, we provide corporate revitalization support, corporate solutions and other services to the debtor, which enables us to further increase business opportunities

Principal Investment Business - Real estate -
Investment policy and achievements
- We mainly pursue investment in small-scale real estate offering stable flow of rental income, which we refer to as “Small Asset Program”. We also engage in a certain portion of structured real estate and developmental real estate investment
- We leverage group capabilities in due diligence and asset management to carry out efficient investment operations, providing the full range of investment operation services from purchase to management and sale
- Our investment targets span all of Japan and we go beyond category restrictions (office, residential, etc.) to implement investments with a focus on profitability
- Following purchase of a property, we increase rent and take other measures to increase property value to maximize earnings on sale of property
- In the renovation business, our R-Project includes unique projects such as R3 motoazabu and R3 ukishima
- In the medium- to long- term we are implementing capital participation in Hatagoya & Company, which operates the Family Lodge Hatagoya chain of mini-hotels offering simple roadside accommodation, with a collaborative program to discover and provide sites for new branches
